Casa Umberto is a beautiful property, which has been recently renovated, located on a hill near the ancient town of Sutri, a characteristic borgo sited on a classic tufaceous spur of northern Lazio, with remains of Roman and Etruscan civilizations. The house has ceilings with the traditional exposed beams, floors with terracotta tiles and parquet flooring in the bedrooms. It has been tastefully and carefully furnished, a perfect mix of traditional furnishing with more modern accessories, so as to guarantee maximum comfort to the guests. Outside, thanks to the presence of hazel groves and tall trees, there is no lack of shady areas and the pergola allows guests to enjoy pleasant alfresco meals. The site of the villa is strategic because, although a sensation of absolute peace predominates, it is close to the town and permits guests to visit numerous tourist spots in Lazio, Tuscany and Umbria such as Viterbo, Orvieto, Todi, Monte Argentario and the lakes of Bolsena and Bracciano, just an hour’s drive away. The centre of Rome, too, is only an hour away and just 50 kms away are the Etruscan town of Tarquinia and the beach of Santa Marinella with its crystal clear water.
INTERIOR
Casa Umberto has two floors. The main entrance on the ground floor leads directly to the living area with a large lounge with divans, TV corner, library and dining room. On the same floor as the living area is the fully equipped kitchen, a double bedroom with ensuite bathroom with tub and another two bedrooms, one double and one twin. Both of them have access to the same bathroom with shower. From the kitchen a spiral staircase leads down to the lower floor with a large study with desk and library and a large double bedroom with ensuite bathroom with tub.
Equipment: Satellite Tv, DVD player, HI-FI with CD player, dishwasher, microwave, toaster, kettle, American coffee machine, fireplace, washing machine, hairdryers, iron and ironing board, cot, high chair, mosquito screens in all bedrooms, table games, games for children, books and magazines, laptop, fans.
EXTERIOR
The property extends for about 4½ hectares. It is almost completely fenced in except for one side of the park which borders on typical Mediterranean maquis. The area around the house is lawn whilst the left side of the villa has a large pergola with wooden table and chairs. The driveway is dirt road and is completely shaded by an extensive hazel grove leading up to the front of the house and the parking area.
POOL
Open from the last Saturday of April until the first Saturday of October, the pool is about 20 metres from the villa. It is rectangular in shape and measures 3 x 6 m with a depth varying between 1.50 and 2.50 m. Entrance into the pool is by steps covered with terracotta tiles, like the rest of the pool. Water purification is by chlorine and the pool border is in tuff. The whole pool area is furnished with sunbeds, deckchairs, small tables and a gazebo (3 x 3 m). Nearby is a cold-water outdoor shower and the surrounding plants guarantee areas of shade throughout the day.

LOCATION
Sutri is in the heart of northern Lazio and is an ancient town with Roman and Etruscan ruins, surrounded by old city walls built mainly of tuff. The surrounding countryside has the characteristic features of the Lazio countryside. Sutri is well connected by the Motorway of the Sun, the A1 motorway, with the nearest exits being Attigliano and Orte. Not far away is the “City of the Popes”, Viterbo, situated at the foot of the Cimini Mounts, with its beautiful, prevalently medieval, town centre. The lakes of Bolsena and Bracciano are easily reached as are the nearby tourist attractions of Umbria and Tuscany, just an hour’s drive away. The Etruscan part of the Lazio coast (Tarquinia and Montalto di Castro) and the crystal clear sea of Santa Marinella are about 50 kms away and the wonders of the “Eternal City” are only an hour’s drive away as well.
