




La Sabina is a property dated to the 18th century, used as an outpost of the walls defending the territory. Completely renovated at the end of 2000, La Sabina, with outer plastered walls, is characterized by the presence of a panoramic pergola overlooking the landscape of the Sabine hills. Inside are terracotta tiled floors and open-face ceiling beams. Another particular feature is the external paving with handmade bricks produced by a old kiln in the area. Its location allows guests to easily reach Rome and all the other characteristic towns and villages of central Italy such as Viterbo, Orvieto, Todi and southern Tuscany.
INTERIOR
The house has two floors. The main entrance leads directly into the large open space subdivided into kitchen and dining room. From the left side of the dining room you reach a veranda with large windows with a ping pong table. From the right side you get to the living room with fireplace, a bathroom with shower and a wooden staircase which leads up to the first floor with the sleeping area. The first floor is composed of two double bedrooms, a twin bedroom and a bathroom with tub. From the side of the entrance courtyard is a staircase leading to a small apartment composed of a kitchenette with dining area, a sitting room, a double bedroom and a bathroom with shower.
Equipment: Satellite Tv with Sky decoder with card, DVD player, Hi-Fi with CD reader, internet connection with internet box, dishwasher, microwave, kettle, american coffee machine, moka, washing machine, iron and ironing board, fans, hairdryer, baby cot, ping pong table, stone barbecue.
EXTERIOR
The completely enclosed property extends for one hectare. A lawn covers the main part of the garden. Inside the property are present large trees such as oaks and cypresses as well as aromatic plants like rosemary. The dining room is connected to the outdoor pergola equipped with table and chairs for outdoor dining. A brickwork barbecue is also present for guests’ use.
POOL
The swimming pool is situated at a lower level in respect to the house. It is about 10 metres from the house and is reached by stone steps. The pool measures 12 x 6 metres with a constant depth of 1.60 m. Entrance to the water is by ladder, it is lined in mosaic and purified with chlorine. The area around the pool is paved in terracotta. There is a cold-water outdoor shower and a pergola equipped with deckchairs and sunbeds. The pool is open from the last Saturday of April until the first Saturday of October.

Services not included (to be paid locally and directly to the owner): extra cleaning in case of animals (€ 30,00/week/animal).

LOCATION
The Sabina is a geographical area situated between the regions of Umbria, Lazio and Abruzzo and is crossed by the ancient Roman road, Via Salaria. The landscape is dotted with hills covered with olives, green valleys and mountains where extensive woods of oak and beech predominate. Nearly all the hills are dominated by characteristic medieval villages, castles and old monasteries. It is a area very well connected with the major roads which allow one to easily reach Rome and the other towns of central Italy.
