Property Description

We can find Villa Alessia in the characteristic comune of Conzano, which is part of the food and wine road called “Via del Vino”, because of the indigenous Sangiovese vine and culinary traditions native to the area. The Villa, without renouncing any modern comforts, allows guests to enjoy the tranquillity and typical amenities of the rural area. The splendid, 8,000 sq m park with its wide variety of trees and plants (oaks, willows, maples, limes, flowers and bushes) surrounds the large villa, annex and swimming pool. The main house is constituted by a modern, two storey construction of 300 sq m. A 50-metre long, illuminated stone-paved path leads to the annex serving the pool area. The annex has a wisteria covered portico with a stone barbecue, the ideal spot for outdoor dining. The property includes a swimming pool, a park with automatic twilight switch, alarm system and automatic gate. At the horse riding centre “Il Castagneto”, which is only 1 km far, organize the “Green week” manifestation, where there is horse riding possibility for kids and little children (pony club), horse riding for beginners and for experts too, trekking, “endurance” type of walk on several tracks ideal for this type of sport.

Interior

The villa is composed of a main building and a small annex. The main house has two floors. On the ground floor is the main entrance leading directly into the living room, a built-in kitchen island and a small bathroom. An internal staircase leads up to the first floor composed of two double bedrooms, both with ensuite bathroom, one with shower and one with tub, and a room without a door containing a single bed. The annex is composed of a large open space containing a sitting room with double divan bed, a kitchen and a bathroom with shower.

Park

The splendid 8,000 sq m park surrounding the property contains a large variety of ably positioned plants: splendid tall trees such as the magnolia, the weeping willow and the oaks provide shade near the buildings and relaxation areas, whilst other decorative trees like the Canadian maple, plum tree and strawberry tree, as well as many varieties of roses and flowering plants, are dotted around. The amenities of the park can also be enjoyed at sunset and at night thanks to the automatic twilight switch and the stone path leading to the pool area. Numerous fruit trees (apple and pear trees) are also present as well as a small vegetable garden separated from the rest of the park by a cypress hedge.

Swimming Pool

The rectangular shaped pool is situated close to the annex and about 70 metres from the main house; it can be reached by a stone path and a few easy steps or by walking down the sloping lawn. The pool measures 15 x 5 m with a depth varying from 1.50 to 2.80 m. It is lined in PVC and access to the water is via a little ladder. The pool border is paved with wooden tiles while the solarium area, provided with deckchairs, sunbeds and an umbrella, is lawn. It is open from the last Saturday of April until the first Saturday of October.

Location

From an altitude of 262 metres, Conzano has been watching over the evocative valleys of the Grana and Rotaldo torrents for a thousand years, standing on the lower slopes of the Basso Monferrato, a few kilometres from Casale Monferrato, in a scenic succession of villages and hills wrapped in the embrace of the great chorus of the Alps. The historical centre of Conzano has the typical structure of the hill village, with a system of concentric circles on a flat road development, a local peculiarity, and with radial connections at various levels. In the neighbourhood of Conzano can be found little solitary churches, rich in history and art, like the abbey of San Maurizio where, in 1400, the Empress of the Orient, Sofia, stopped for a rest. Excursions on horseback, mountain bike or on foot allow you to appreciate the true attractions of this land which are the essence of its fascination. Other attractions in the area are the gastronomic specialities offered by the local restaurants and the traditional sagre (local festivals) as well as the numerous cultural appointments.
