Villa Stia is a pretty house divided in two apartments (one on the ground floor and the other on the first floor) set in the hills on the borders of the National Park of the Casentino, an area of great natural beauty with many castles, monasteries, and ancient parish churches. 

All around the house a wide green space (approx. 1.500 m2) completely fenced and overlooking the valley below . Each apartment has its own entrance and outdoor area equipped with garden furniture and barbecue. The two apartments are not internally connected. At guests disposal a beautiful and fenced swimming pool (size m 5x10 - depth m 1,50), children playground, table tennis and wood oven for barbecuing or making pizzas. 

INTERIOR

GROUND FLOOR: with stone walls and wooden ceilings. Sitting/dining-room with open fireplace and sofa, kitchen, double bedroom, double bedroom leading to a single bedroom, bathroom with shower.
FIRST FLOOR: with entrance from the porch on the higher level of the garden, it comprise sitting/dining-room with double sofa bed and open fireplace, kitchen, two double bedrooms, single bedroom, bathroom with shower.

• Washing machine, iron and ironing board
• Satellite TV, Wi-Fi Internet access, table tennis

OUTDOOR

The villa is divided into two cosy apartments, one on the ground floor and one on the first floor. Each unit has a separate entrance, the two units are not connected internally.
In front of the house, in a large green area of about 1,500 m2, completely enclosed, which like a natural terrace overlooks the valley below, you will have at your disposal, and for your exclusive use, a beautiful swimming pool ( size 5 x 10 m. - depth 1.50 m.  The pool is also completely enclosed, and there are children's games, a table-tennis, a wood-burning oven for baking tasty pizzas, and a barbecue for superb meat grills. For your open-air lunches and dinners there is a panoramic gazebo equipped with table and chairs.

INCLUDED IN THE PRICE:
Private pool is open from 01/05 to 30/09.
Wi-Fi Internet access.
Bed linen and bathroom towels.

NOT INCLUDED IN THE PRICE:
Breakage deposit Euro 500 (payable in cash on your arrival and held by the owner for the duration of your stay). During their stay, should travellers cause any damage to the property, they will be liable for the associated costs. 
Electric car charging on demand on payment.
Obligatory final cleaning Euro 160.
Heating Euro 7,90 per m3 (if used).
Pets are welcome on payment of Euro 6 each per day.
Swimming towels available on request on payment of Euro 3 each.
Baby bed (for children up to 3 years old) and high chair available on request on payment of Euro 20 per week.
Wood for fireplace Euro 20 each 100 kg (if used).
