Tuscany: Maremma and Grosseto

Property Description

Casale di Scansano is a wonderful, modern Tuscan villa on two floors located in the Maremma area of Tuscany with easy access to the Southern coast and beaches. It has fantastic views all around of the Maremma hills covered with vineyards and fields. Nearby is also the coastal nature reserve Parco Naturale della Maremma.

All around the villa there are furnished terraces and balconies from which to enjoy the spectacular views of the surrounding Maremma countryside and the lovely garden.

The caretaker and keyholder with her small family live in an apartment attached to the ground floor. They will be on the premises taking care of the gardens and pool, and will be able to assist guests with information if needed. They do not use the pool.

INTERIOR

Ground floor: the ground floor is a large, bright lounge with plenty of windows along one wall. It is furnished with a huge angle sofa around a corner fireplace, ideal for the cooler evenings in Spring and Autumn. The room has a white washed ceiling of terracotta tiles and wooden beams, typical of Tuscan villas. Off to one side is a guest toilet.

t the back of the room is an arch which leads into a spacious dining room. Furnished with a wooden table topped with glass which easily seats 12 people. A long sideboard sits against the far wall. The room has access to a terrace and the garden.

Off it is a good kitchen, with plenty of built in cupboards and a door out to a terrace. There is lots of work space on the marble topped counters. It is fully equipped and includes gas hobs, an oven and a big fridge with separate freezer section.

First floor: 1 bedroom with double bed, 2 bedrooms with double bed and balcony, 3 bedrooms with double bed and small "living room" with sofa bed; 6 bathrooms connect the bedrooms with spacious shower, washbasin, toilet, hair-dryer, towels.

Basement: living room with rustic furniture with sofas and dining table, TV, stereo and games tables, billiards room, turkish bath and relaxation area, fully equipped gym, 2 bathrooms.

Accessories: Safe, Satellite TV, Stereo, Internet Wi-Fi, microwave, gas hob with 6 flames, oven, fridge with freezer department, dishwasher, moka coffee maker, filter coffee machine, toaster, hand blender, kitchen laundry, washing machine, ironing board, hairdryers, air conditioning, cot (surcharge), high chair (on request), mosquito nets, non-covered parking.

ESTERIOR

The villa has two pools, one small pool for children and a larger, deeper one. These are in a corner of the well kept, completely fenced garden with plenty of sun and great views which can be admired from the comfort of the sun beds around the pool.

The pools are connected by a lovely rock and waterfall feature. The first is smaller pool ideal for children, it is 7.7x3.75 metres and is slightly raised, it is 0.7-1 metre deep. While the second pool is larger with metal steps. It is 12x4.75 metres and 1.11-2.65 metres deep.

The price includes:
electricity, water, cooking gas, air conditioning, heating (15.10. until 15:04), firewood, Wi-Fi, washing machine, bed linen and towels (3 per person) with weekly change, intermediate cleaning with linen change (Wednesdays or Saturdays), pool and garden maintenance, use of pool from about mid-May to mid-September, welcome gift (bottle of vine from the owner 's winery)

The price does not include: final cleaning (220,00 Euro fix price), laundry and ironing sevices €25.00, extra cleaning € 25,00 per hour (not available on Sundays), extra towels € 6,00/person, extra linen and towels €12,00/person, extra bed or bed for children €35.00, pets €50,00 per animal per week,

On request: chairs for children, visits to wineries and tasting €12.00 per person; breakfast (5,00 Euro per person), typical Tuscan dinner cooked by local chef, menu choice 'personnel from €40.00 to € 25.00 children; cooking class at home for a minimum of 6 persons from €60.00.

Breakage deposit: 500,00 in cash or credit card guarantee on arrival
