Villa Castiglione della Pescaia is located less than 5 km from the seaside village of Castiglione della Pescaia, in the southern part of Tuscany known as Maremma. This beautiful villa is situated on the top of a small hill between the picturesque vineyards and enjoys stunning views over an unspoilt area, overlooking the coast.

The house has been completely renovated to a very high standard and includes all the modern amenities , the property is divided into 2 wings, independent and communicating, making it ideal for two families wishing to holiday together but at the same time maintaining their privacy.

The interiors are bright and comfortable, with wonderful forniture and cozy. Both living rooms have huge sliding glass doors that can be kept open in order to increase a sense of continuity with the outside world . The rooms, all with private bathroom, both have direct access to the garden or terrace .

Ground floor: large living room with fireplace and dining area opens onto a panoramic veranda, kitchen, guest bathroom .
First floor: master bedroom with en-suite bathroom (shower only ) that opens onto a private terrace.
Lower ground floor: master bedroom with en suite bathroom (bath and shower) , twin bedroom with en-suite bathroom (shower only ), study, laundry room with access to the garage.

NORTH WING

Ground floor: large living / dining room opening onto the veranda and garden with barbecue and outdoor dining area , master bedroom with en suite bathroom (bath and shower) and access to the garden and interconnection with the south wing , twin bedroom with en-suite bathroom (shower only) .
First floor: one double bedroom with a terrace , bathroom ( shower only) , twin bedroom with en-suite bathroom (shower only) .

Accessories: satellite TV, barbecue, lift, air conditioning, baby bed, fridge, microwave, electric kettle, ironing set, ceiling fans , electric cover pool ideal for children's safety and to maintain the temperature of the water, parking ( 5 places and one covered).

 

OUTDOOR

The exterior of Villa Castiglione della Pescaia reflect the same high standard of the interior and are great places to relax, eat or just enjoy the essence of nature. The pool area offers a covered pergola with barbecue. A special feature is the covered terrace in front of the villa where you can eat outside enjoying the romantic sunsets over the sea.

The price includes: maid service 4 hours per day , 5 days a week .

The price does not include: water, electricity , gas, air conditioning , any tax to pay on the spot varies from town to town ( details provided on site by the owner) .

 

Security deposit: € 5,000.00 to be deposited in cash on arrival.
