Villa Montecatini has been built at the beginning of the 1800’s and is part of an estate with several hectares of land, characterized by olives groves and typical Mediterranean vegetation. The villa is located in a panoramic position on the hills that overlook the Val di Nievole and the beautiful city of Lucca, that also offers an open view of the hills of Livorno.
The property, is immersed in an agricultural farm, and is made up of two separate buildings, the main villa and the caretakers' house which has an independent entrance from the main house.
The stylish furnishing of the villa reflects the owner’s taste for traditional style: terracotta floors, wooden beams and brick tiled ceilings. The villa is easily reachable from the main international airports such as Pisa (56 km) and Florence (57 km), and it is situated only a few minutes from Montecatini Terme and Lucca and not far from Versilia and Forte dei Marmi.

Ground floor
The old door made of solid wood is the main entrance to the villa.
Living room with fire place and double sofa bed.
A laundry room with washing machine, tumble dryer and drying racks.
The corridor, lit by small spotlights to light the ceiling, separating the two rooms and leads to a stone staircase leading to the first floor.
The first floor can either be reached from the ground floor or the external staircase adjoining the villa.
It consists of 4 rooms: a kitchen (dishwasher,microwaves oven, toaster, boiler, moka,side by side refrigerator with ice machine) with dining room that overlooks a lovely garden, a large, well-lit living room with a relaxation corner and fireplace, a bathroom with shower and a double bedroom with a reading room where you can leaf through antique books of various genres.
The second floor consists of 4 spacious double bedrooms with en suite bathroom and shower.
All the rooms have modern, stylish furnishings, which give them an original, bright, and welcoming feel.
Each room overlooks the park and has a colour theme which, with the decor and fabrics, completes the elegant and relaxing atmosphere.
The frescoes have been restored where possible.
All the bedrooms have air conditioning.
The outdoor area is well equipped and partially fenced, and measures about 5000 square meters of land, characterized by productive olives trees, fruit trees and a colourful garden. The entrance to the property is surrounded by secular cypresses. The garden has an area ideal for dinning outside and for relaxing.
The keyholder lives in an apartment behind the house with a completely separate entrance.
The swimming pool measures 15x5 metres and has rectangular form, with a variable depth from 1.10 to 1.40 metres. It’s ideal kids and for relaxing moments for the grown up’s. The pool area is equipped with tables, chairs, sun lounges and umbrellas.

Via the main train station or by the highway, it is easy to reach important cities like Florence and other cultural cities such as Lucca and Pisa, or the fashionable Versilian seaside area which offers the tranquility of the coast in the day and the unforgettable “all night fun” in the evening.
