Villa Tuscania is a little jewel nestled in the unspoiled hills of Pistoia, medieval city, placed in the North of Tuscany and located about 30km north west Florence.

Villa Tuscania comprises three adjoining buildings in the form of a hamlet . The surrounding estate incorporates wooded pathways, a mature Mediterranean garden and an attractive vegetable garden enriched by roses bushes, creating a perfect backdrop to the private villa and its charming swimming pool.

With the installation of a large bank of solar panel, special attention has been paid to environmental concerns and sustainability.

INTERIORS

The interiors are characterized by using natural local materials-terracotta tiles, decorated wooden beams, wrought ironwork.
On the ground floor there is an entrance with fireplace, a double bedroom with ensuite bathroom, a dining room with a living corner; always on the ground floor there is the professional and fully equipped kitchen. From the kitchen there is access to the garden, patio and barbecue area; a large wooden table provides outdoor seating for 20 people.
The laundry room is situated on the basement of the villa.

The first floor is mainly characterized by the sleeping area with 3 double bedrooms all with ensuite bathrooms. All rooms are furnished with naturally aged wood flooring. A corridor leads to the outdoor terrace and pool.
The second building is set on two levels and made of two double bedrooms, each with en-suite bathroom and separate access to the garden. In the third building there is a double bedroom with natural aged wooden flooring and en-suite bathroom, and a spacious living room with sofa, fireplace, terracotta floor and direct access to the garden.

Accessories: Internet, DVD player , satellite TV, American coffee maker, dishwasher, toaster, washing machine, microwave, kettle, hair dryer, iron and iron board, baby cot and highchair, air conditioning, heating, music in the garden, in dining room and lounge with Apple System.

OUTSIDE

The park of Villa Tuscania measures about 55000 sqm of wood and park including a part of signed paths. The park is mainly characterized by Mediterranean garden and it is possible to smell the good flavor of the roses and the flowers surrounding the estate. There is also a vegetables garden.

The swimming pool ( 17x6mt - depth 1.60mt) is not far from the house; the depuration is chlorine and the pool area is equipped with sun lounges and sun beds. There is also a dressing room with shower and toilet. The swimming pool is equipped with 3 hydro massages points for 6 seats; in the wide garden there is the possibility of playing volleyball in the green flat area.

The price includes: towels and bed linen, gas, water, electricity, final and initial cleaning.

The price does not include: garbage recycling  €100.00/week.
