The holiday house Le Capannacce is part of an old farmhouse placed on a hill with a beautiful view over the enchanting medieval town of Rigomagno and over a large part of the Chiana Valley. In this area the hills are mostly covered with the silver-green foliage of olive trees, interspersed now and then with a small vineyard or lush oak woods. Old, beautifully placed cottages emerge from the vegetation adding the last touch to this natural landscape of rare beauty.
The furnishing cured and comfortable and the many facilities (satellite TV, oven, microwave, toaster, mixer, mosquito nets, DVD player, hi-fi with CD player, filter coffee maker, iron and ironing board, hair dryer, washing machine, dish-washer for 2015 season)) make the house an ideal place for a warm vacation in Tuscany. Possibility to taste and buy extra virgin olive oil own product of the owners.

Isabelle G., Aug 16, 2016 Dietlind P., Sep 10, 2013Wir hatten 2 wundervolle Ferienwochen auf Le Capannace - es gab aber schon gar nichts auszusetzen, bis auf das Fehlen einer Spülmaschine, aber das war wirklich marginal und ist eigentlich nicht der Rede wert. Die Poolanlage ein Traum und bestens gepflegt. Das Haus (vor allem die Küche!) bestens ausgestattet (die 2 Kühlschränke im Erdgeschoss z.B. absolut klasse bei der Hitze und dem Trinkbedarf von 8 Leuten!) Die beiden Besitzer waren sehr sympathisch und immer besorgt, alles für uns zu tun, trotzdem sie diesen Brand im Olivenhain hatten einige Tage vor unserer Ankunft. Absolut unkompliziert und zuvorkommend und der Service von frischer Handtuch- und Bettwäsche in der MItte der beiden Ferienwochen war super und ist keine Selbstverständlichkeit wie wir aus Erfahrung wissen! Die Betten: TOP! Auch keine Selbstverständlichkeit und so wichtig für gute Erholung. Die Fliegengitter am ganzen Haus haben uns außerdem den Kopf gerettet ... Die liebevolle Außenbestückung mit ausreichenden Liegen, Hollywoodschaukel, der wunderbare große Esstisch, die Tischtennismöglichkeit ... Also alles im allen: 10 von 10 Punkten! Wir haben das Haus schon im Freundeskreis wärmstens weiterempfohlen.

GROUND FLOOR: Kitchen-dining room with fireplace facing the porch equipped with table and chairs. From the courtyard, partly covered by a porch, going down a few steps one get access to a bathroom with shower, study with sofa. Laundry room with shower.
FIRST FLOOR: access via external staircase with typical loggia, sitting-dining room with fireplace and kitchenette, two double bedrooms one of which is also accessible from outside, small bathroom with shower.

- Satellite TV (2), DVD player, stereo with CD, Wi-Fi Internet connection

EXTERIOR
The house is at the edge of a large, carefully tended olive grove that gently descends the natural terraces towards the woody gully below. A few steps from the house among silver olive trees, the completely fenced pool (size m. 5x10 - depth m. 1,10-1,50) available for the exclusive use of the guests. In front of the house there is a large courtyard equipped with table, chairs, sun beds, table tennis, barbecue, two bicycles and shadowed car spot. Small size pets are welcome at the villa.

Private pool is open from 01/05 to 30/09.
Wi-Fi Internet access.
Bed linen and bathroom towels (Initial set).
Swimming pool and garden maintenance.
One baby bed (for children up to 3 years) on request at time of booking.
NOT INCLUDED IN THE PRICE:
Breakage deposit Euro 300 (payable in cash on your arrival and held by the owner for the duration of your stay). During their stay, should travellers cause any damage to the property, they will be liable for the associated costs.
It is not possible to recharge electric cars at the house, but it is necessary to go to charging stations located a few kilometres away.
Obligatory final cleaning Euro 100.
Heating Euro 7 per m3 (if used).
Pets are welcome on payment of Euro 10 each per day (max.1).
Wood for fireplace Euro 15 each 100 kg (if used).
Swimming towels can be hired on site on payment of Euro 3 each.
Tourist tax Euro 0,50 per person per day, children up to 14 years do not pay.
Arrival: in the afternoon between 4 p.m. and 7 p.m. -
Departure: in the morning between 8 a.m. and 10 a.m.
