A very attractive villa deriving from the complete refurbishment of an old country house dating from around 1800. It is situated between Sinalunga and the Parco Naturale delle Crete Senesi, in the hills covered with woods, olive groves and vineyards, at 500 metres above sea level. This strategic situation makes it an excellent point of reference for visiting such internationally renowned historical centres as Siena, Florence, Pienza, Montalcino, Cortona, Perugia and Assisi. 

The villa is spacious and possesses interesting architectural features. It is beautifully furnished and decorated in keeping with the style of the building. With its high level of comfort and refinement, the accommodation is ideal for groups of friends who wish to spend a relaxing holiday together in Tuscany. 

In low and middle season's periods it is possible to rent only one part (up to 10 persons) of the house. In this cases, privacy and independence are always guarantee since the rest of the house will not be available for rental.

INTERIOR

 
GROUND FLOOR: Spacious kitchen-dining room with open fireplace, living room with open fireplace, double bedroom with en suite bathroom and shower, bathroom with washbasin and toilet, laundry room. 
 

FIRST FLOOR: This floor can be reached by means of two different internal staircases, one which enters at the front and the other at the back; both connect with the downstairs living room. On one side there are two double bedrooms each with en suite bathrooms with shower, a twin bedroom and a bathroom with shower. On the other side, a double bedroom with ensuite bathroom with shower, a twin bedrooms with ensuite bathroom with shower, a twin bedroom and a bathroom with shower. 

OUTBUILDING: There is a double bedroom and bathroom with shower on the ground floor. 

EQUIPMENT: washing machine, dish-washer, Satellite TV, Wi-Fi Internet access, oven, filter coffee maker, iron, freezer, high chair, electric mixer, kettle, food processor, toaster, mosquito nets (bedrooms), hairdryer in all bathrooms.

POOL

On one side of the garden there is a beautiful swimming pool - 6x12 mt / depth 1,30-1,80 mt with splendid views on the neverending panorama. The pool ist open fom 26th April to 4th October.

GARDEN

The house is surrounded by a large garden, shaded by tall trees. To one side there is a beautiful 6x12 mt. swimming pool, deep 1,30-1,80 mt. which enjoys a wide view. The 60 square metres of terrace at the front of the building has garden furniture and is the perfect place for sunbathing. From the terrace there is an unsurpassed view of the Val di Chiana,ranging from Lake Trasimeno to Monte Amiata and Monte Cetona; on a really clear day, you can see the Appennines where they divide Umbria from Le Marche.

At guests disposal five-a-side football, volleyball and basketball field, table tennis, table football and barbecue. 

THE PRICE INCLUDES:  water, electricity, gaz for cooking purposes, internet Wi-Fi,  sheets and towels (weekly change), use of pool, n.1 baby bed (for children up to 3 years) on request at time of booking. 

THE PRICE DOES NOT INCLUDE (to be paid on the spot):  compulsory final cleaning € 200,00 fix.  heating (5,00 Euro / cubic meter of gaz upon market prices during the stay),

Private pool is open from 28/04 to 06/10.
