La Primavera is a lovely holiday villa, part of a typical stone farmhouse, situated among the hills between Tuscany and Umbria. The house is located in panoramic position with views on the bright hills covered with green woods and on the charming Castello di Pierle. This fortification, considered one of the most important examples of feudal castles, was built in the 13th century to protect Cortona from the assaults of the nearby Perugia. Around 6 km far there are the villages of Mercatale (Tuscany) and Lisciano Niccone (Umbria), endowed with all kind of shops and services.
La Primavera is the ideal accomodation for those who wish relax, tranquillity, panoramic views in perfect harmony with nature. Furthermore, the typical Tuscan furniture guarantees a high level of comfort.
The road which leads to the house (around 4 km long), part paved and part unpaved, presents some rather steep stretches, that can be easily travelled over with all types of cars but are not advisable for sport cars
INTERIOR
GROUND FLOOR: wide living-dining room with fireplace, kitchen, two double bedrooms, bathroom with bath.Â
FIRST FLOOR: with access through internal staircase, twin bedroom (possibility to join them), twin bedroom (possibility to join them) with added single bed, bathroom with shower.Â
OUTDOOR
All around the house a large equipped garden with gazebo and outdoor furniture, barbecue, wood burning oven and table tennis. Taking a descending smooth path you reach the pool (size m. 5x10 - depth m. 1,20-2,30) available for the exclusive use of the guests. Pool open from 20/05 to 30/09.
EQUIPMENT: washing machine, dishwasher, satellite TV, oven, microwave, toaster, filter coffee maker, iron, mosquito screens.

Services included: Internet WIFI, electricity, water, gas for kitchen use, weekly linen change, park and pool maintenance, final cleaning, swimming towels available on request.
The price does not include: extra cleaning when animals are present (€6,00/day); eventual tourist tax regarding the new legislation (community-dependent, details on arrival from the owner).
