Villa Carlotta is located in an idyllic hilltop position, just seven kilometers away from the village of Monte San Savino with shops and services of all kinds. The surrounding countryside with cultivated fields, olive groves and a small wood is perfect for relaxing walks in the beautiful Tuscany.
VILLA CARLOTTA is composed of two units, the villa and the dependence by the pool (which is also suitable for disabled people). The property is accessible through an unpaved road in good condition (300 m) but not recommended to sport cars. The large fully fenced private outdoor area will ensure guests unforgettable moments such as refreshing swims in the beautiful pool , tasty “al fresco” dinners or simply relaxing instants with a glass of Tuscan wine in the cool of the evening and in good company.
This accommodation certainly represents the ideal place for families or groups of friends who are interested in exploring the history, culture and traditions of Tuscany. Villa Carlotta is an excellent starting point to visit the most important tourist destinations of the surrounding area, such as Castiglione Fiorentino, Cortona, Monte San Savino, Lucignano, Civitella in Valdichiana, Arezzo or a little far away Florence, Siena, Montepulciano, Pienza, Montalcino, Castiglione del Lago and so many other wonderful places. Mountain bike and trekking lovers may also find interesting itineraries.
The owners of Villa Carlotta live in the neighboring property with a separate entrance together with their two very kind dogs "Macchia" & "Carlotta.
Their property is separated by a fence and hedge. They are very hospitable and there to assist guests if needed, offering local advice and tips for traveling around Tuscany.

The villa
The typical Tuscan ceilings with bricks and exposed wooden beams reflects the building style of the Tuscan houses which provide a pleasant cool climate during the summer months, especially on the ground floor. The internal walls were recently wrapped in warm colors, which give this home a welcoming and pleasant atmosphere. On the back side of the villa, there is an inviting large a terrace which is perfect for al fresco meals all together.
Ground floor: main access through a covered terrace to the living room with sofas, satellite TV and pellet stove, ideal for cooler season.
On the left side of the main door, there is a double bedroom with direct access to the garden and ensuite bathroom with shower.
In front of the entrance, there is one bathroom with tub and one double bedroom with direct access to the garden.
On the right side of the main door, there is a corridor leading to a full equipped kitchen and a large dining room with French windows with direct access to the garden.
First floor: From the living room a staircase leads to the 1st floor.
The first floor is composed of a small corridor leading to one double bedroom, one twinbedroom (on request it can become a double bedroom), one bedroom with a bed of 1.20 m width, 1 bathroom with shower, 1 bathroom with shower and bathtub, air conditioning in the bedrooms, pellet stove in the corridor.
The bedrooms on the 1st floor have a ceiling height of 2.40m to 1.80m.
The annex at the pool
The recently built annex is located next to the pool. The entrance leads into the living area with a fully equipped kitchenette with dining area and sofa. Next to it, there is a double bedroom and a bathroom with shower (with access for wheelchairs)
The shaded terrace at the house is perfect for romantic evenings with view on the beautiful pool or for ping-pong and table football games.

EXTERIOR
In the spacious and fully fenced outdoor area with green lawns, hedges and flowering plants, guests have at their disposal a terrace located at the rear side of the main villa with panoramic views, equipped with table and chairs and a brick barbecue that will be perfect for outdoor dinners.
A ping pong table , a table football and a volleyball net are available too
POOL
The swimming pool measures 6 x 12 m with a depth of 1.10 to 2.40 m. It is located in a sunny panoramic position and also equipped with parasols, loungers and a cold water outdoor shower.
THE PRICE INCLUDES: electricity (except air conditioning), water, cooking gas, bed linen and towels with weekly change, pool towels (to be ordered in advance), Wi-Fi internet connection, 1 cot, pool and garden maintenance, pool use from the last Saturday in April until the last Saturday in October
THE PRICE DOES NOT INCLUD: final cleaning (150,00 Euro fix price), weekly supplement for pet ( € 30,00 Euro each pet), Tourist Tax (when applicable, details on the spot)
ON REQUEST: heating if used (upon consumption and up to date market prices), air conditioning if used (0,50 Euro per kilowatt hour), additional cleaning (12,00 Euro per hour / cleaner), additional bed linen and towels (12,00 Euro per person), firewood (15,00 Euro per 100 kg), pellets (approx. 8,00 Euro per bag).
