The villa is situated in the middle of the Val di Chiana, only a few kilometres from Castiglion Fiorentino. It positions is adapt for those who wish to go sight seeing or on daily excursions to cities such as Arezzo, Cortona, Siena, Perugia, Montepulciano and Pienza. Clients will appreciate the wonderful views and the magnificent pool.

The property is divided into two buildings a main villa and a dependance. The villa is the perfect mix between the past and the present, on one side of the property you have the mythical past whereas on the other you have the sound of the high speed train which passes in the distance. Unfavourable though it may seem, this unique negative aspect has never influenced our clients that have always enjoyed their stay in the villa and, some of them, have even decided to come back in the same property.

In addition, the owners have been managing a restaurant (3 km) for more than 40 years and, on request, they can take care personally of their guests by organizing wine and oil tastings or preparing typical dishes of the traditional Tuscany cuisine to be tasted in the villa.

Another point of pride of the owners is the ample wine cellar of their restaurant supplied with a vast range of italian wines, with Chianti heading the list, carefully selected for the clients by the wine steward.

INTERIOR
The main villa is divided onto two floors. On the ground floor there is a spacious living room with a antique fireplace, dining room with a splendid view of the garden, fully equipped kitchen with access onto a covered veranda which is equipped with table and chairs ideal for outdoor meals. Also on this floor is a reception room, service bathroom and a double bedroom with en-suite bathroom with tub. The second floor is accessible either internally or externally. Via the internal staircase there is a spacious living room which leads onto a veranda, a smaller living room, two double bedrooms, a twin bedroom, two bathrooms with shower and a small laundry room.

DEPENDANCE:
The dependance is only a few meters from the main building and is elegantly divided one from the other by a “cotto” paved courtyard. The dependence is made up of a double bedroom with large windows that over look the garden and a twin bedroom, and a bathroom with shower.

EQUIPMENT: a/c in all bedrooms, satellite TV, Hi-Fi with CD, external barbecue, fireplace, washing machine, dishwasher, toaster, microwave, moka, iron and ironing board, hairdryers, internet wireless connection, hydro-massage tub, mosquitoes screens, wine corner with wines and typical products of the zone, espresso coffee machine, DVD reader, Wii console with games, table soccer, table-tennis.

 

GARDEN
Il Roseto di Cortona has a fully fenced, well kept garden surrounded by wood and pine forest. The property is accessible by two gates, one for vehicles and the other for guests on foot, also at guests disposal is uncovered parking. In the garden there are gazebos furnished with tables and chairs.

POOL
Open from the last saturday in April to the first saturday in October, the rectangular pool measures 12 x 6 m with an average depth of 1.60 m with salt water. Also at guests disposal is a splendid hydro-massage tub with a diameter of 4 meters. The pool area is fully equipped with sun lounges, table, chairs and two large gazebo's.

THE PRICE INCLUDES: water, gas for cooking, cot and highchair (on previous request), bed linen and towels with weekly change, pool towels, welcome basket, pool and garden maintenance, use of pool from last Saturday in April to first Saturday in October, WiFi, 

THE PRICE DOES NOT INCLUDE: electricity for air conditioning and heating(on consumption), eventual tourist tax regarding the local legislation (community-dependent, details on arrival from the owner, approx. 1,00 Euro/person/night from 14 years on.)
